摘要
文章采用2005—2019年我国31省区面板数据实证分析了高房价对消费升级的束缚作用,研究结果表明:从线性层面来看,房价对消费升级具有显著束缚作用;从非线性层面来看,不同经济发展水平条件下,房价对消费升级的束缚作用普遍存在,并随着经济发展水平的提升呈现出先增强后减弱的趋势。因此,要进一步加强对房市楼市的管控力度,遏制房价过快上涨,减轻居民住房购买压力,改善居民消费环境。
Using the panel data of 31 provinces in China from 2005 to 2019,this paper empirically analyzes the binding effect of high house prices on consumption upgrading.The results show that,from the linear level,house prices have a significant binding effect on consumption upgrading.From the non-linear perspective,under the conditions of different levels of economic development,the binding effect of house prices on consumption upgrading generally exists.With the improvement of the level of economic development,it shows a trend of first strengthening and then weakening.Therefore,it is necessary to further strengthen the control of the real estate market,curb the rapid rise of house prices,reduce the pressure of residents’housing purchase and improve the residents’consumption environment.
