摘要
成本管理一直是房地产开发项目的一个重要环节,地产开发的根本目的就是成本最小化、利益最大化和风险最小化。地产项目的成本管理必须要用于执行项目开发的每一个阶段。从房地产开发项目的各个阶段成本管理、控制手段与基本策略展开论述。房产企业在运营项目时,需保证销售量,增加土地使用面积等方面。从房地产开发项目前的成本测算、开发中的成本管理、开发后的成本控制方面进行探讨,分析房地产开发项目在成本管理中出现的问题,提出有效的成本管理控制措施。
Cost management has been an important part of most real estate development projects.The fundamental purpose of real estate development is to minimize costs,maximize benefits and minimize risks.The cost management of real estate development projects must be implemented in every stage of project development.In this paper,it discusses cost management in control and basic strategies in each stage of real estate development projects.The real estate enterprises run projects,it considers the sales profits,the enlarged land area from starting the business to the end.It analyses many problems in cost management and provides the effective cost management and control measures.
