摘要
“双老化”(Double Ageing)是指人口与建筑物同时老化,两者的双重效应构成的社会问题。在我国最早一批建成的保障性住房老化的同时,其居民不仅以中、老年或病残人士为主,而且因收入所限,大都无力支付养老机构费用,保障住区的居家养老支持问题亟待解决。本文以万景公寓为改造案例,通过实地调研,对保障住区的适老化改造策略和设计手段进行了研究,从安全性、健康性、舒适性、便捷性四个角度出发,尝试对社区场地总体进行了重新规划,同时完成了建筑单体的改造设计,以此来探索保障社区公共空间双老化问题的解决之道。
Double ageing refers to the ageing of the residence along with the ageing of its occupants,which has caused both environmental and social problems to the community.Some of the occupants of early social housings are aged and/or disabled and can hardly afford facilities such as shelter homes or nursing homes.Therefore,after more than a decade of occupancy,in what way to upgrade the facilities and spaces of social housing could support aged residents the most has become an emerging architectural issue.This study explores the upgrading of public facilities and space in the public housing with the case study of Wanjing Apartment,and through field research and analysis,puts forward the overall re-planning of the community site and the renovation of the building units with four principles,namely safety,health,comfort and convenience,to improve the wellbeing of the elderly residents.Finally,the design strategy of ageing-friendly retrofitting is proposed at the end.
