基于GWR模型的房价空间影响因素研究——以海口市海甸岛为例

Research on Spatial Influencing Factors of House Price Based on GWR Model:A Case Study of Haidian Island in Haikou City

探究住宅价格空间分异原因及影响机制,对维护房地产市场稳定发展,提升城市规划和居住满意度有着重要意义。本文以海口市海甸岛为研究区,基于POI数据及商品住宅小区的房价数据,从内生因素、区位特征、邻里特征3个维度选取9个解释变量,构建GWR模型分析各变量对海甸岛房价的影响效应。研究表明房龄、重点学校及生活服务设施等因素对海甸岛房价影响较大,同时GWR模型较OLS模型能更好地反映海甸岛的房价空间分异规律。通过各因素的GWR模型回归系数从空间定量描述海甸岛房价分异特征,能更好地了解海甸岛的房价形成机制。研究结果为提升区域住房宜居,公共服务设施布局及维护房地产市场健康发展等提供了政策支持。

Exploring the causes and influence mechanism of spatial distribution of housing prices is of great significance to maintain the stable development of the real estate market and improve the urban livability.This paper takes Haidian Island in Haikou City as the research area,based on POI data and housing price data of commercial residential quarters,selects 9 explanatory factors from three dimensions of endogenous factors,location characteristics,and neighborhood characteristics,and builds a GWR model to analyze the impact of each factors on housing price in Haidian Island.The results show that factors such as housing age,key schools and living service facilities have a greater impact on Haidian Island’s housing prices.Meanwhile,the results of the GWR model are better than the OLS model,which proves that the GWR model can better reflect the spatial differentiation of housing prices in Haidian Island.The GWR model regression coefficient of each factor is used to quantitatively describe the spatial differentiation of housing prices in Haidian Island,so as to better understand the formation mechanism of housing prices in Haidian Island.The research results provide policy support for improving the livability of regional housing,the layout of public service facilities and maintaining the healthy development of the real estate market.
