摘要
城市轨道交通车辆段上盖物业开发作为一种特殊的建筑形态,近10年来在我国多个大城市的城市轨道交通项目中已有实践案例。北京是国内最早开展这一实践的城市,经历了三代车辆段上盖物业开发策略的演化。在分析北京地铁第一、二代车辆段上盖物业开发的特点及存在问题的基础上,重点阐述了以北安河车辆段为代表的第三代车辆段上盖物业开发的过程,总结了开发过程中所经历的规划探索、预留策略、城市设计优化等方面的经验。
As a special architectural form,the development of overhead property of urban rail transit vehicle depot has been carried out in urban rail transit projects in many large cities in China in the past 10 years.Beijing is the first city in China to carry out this practice and has experienced the evolution of o-verhead property development strategy through three generations.Based on the analysis of the characteristics and existing problems of overhead development of the first-and second-generation depots of Beijing Metro,the development process of the third generation depot represented by Bei'anhe Depot is elaborated emphatically,and the development process experience from aspects including planning exploration,reservation strategy,urban design optimization is summarized.
