摘要
以南京市地铁1号线珠江路站和鼓楼站为例,研究了城市中心区型站点开发对周边土地的影响。以围绕站点0~200m半径及200~500m半径为研究范围,从土地利用、开发强度及空间形态三个方面,展开了数据对比与分析。可以发现轨道设施对两个区域的整体开发所带来的促进作用较为明显,但在不同层面上又存在优劣差异。通过相关经验总结及动因机制的分析,为未来轨道站点周边用地的一体化开发提供参考。
Through the case study of Zhujiang Road Station and the Gulou Station in Nanjing Metro Line 1,this paper studies the impact of the development of urban central station on the surrounding land.Taking the 0~200m radius and 200~500m radius of the station as the research scope,the data are compared and analyzed from three aspects:land use,development intensity and spatial form.It can be found that the track facilities play an obvious role in promoting the overall development of the two regions,but there are differences in advantages and disadvantages at different levels.Through the summary of relevant experience and the analysis of motivation mechanism,it provides a reference for the integrated development of land around rail stations in the future.
