A Study on Spatial Realization Strategies for Innovative Public Service Supply in the Mixed-Use Complex:Cultural Service as an Example

以综合体文化服务为例,拆分需求侧和供给侧研究来探讨空间实现策略:需求侧基于我国国情,采用S P叙述性偏好法调研不同层级综合体访客的需求偏好;供给侧借鉴国际经验,通过典型案例分析不同开发运营模式下的供给特点;最终基于需求侧和供给侧的交集,整合能回应各层级访客偏好的功能选择、空间组织和服务定位策略,并建议适合采用的开发运营模式。指出丰富供给侧的多元主体合作方式更有利于回应我国公众需求。应借助综合体平台引领政府、市场和社会合作,推动公共服务高质量发展。

Taking cultural ser vice in the mixed-use complex as an example, the paper splits the demand and supply sides to discuss spatial realization strategies. Based on China’s national conditions, the demand side investigates the demand preferences of visitors in complexes of different levels by the Stated Preference Method. Based on international experiences,the supply side analyzes the supply characteristics of different development and management modes through typical cases. Based on the intersection of the two sides, integrated strategies emerge, including function selection, space organization, and service positioning, with suggestions for suitable development and management modes. Diversifying the ways of supply-side cooperation is more conducive to responding to the demands of the Chinese public. It advocates the mixed-use complexes be used as platforms to promote cooperation between government, market, and society to facilitate the high-quality development of public services.
