摘要
随着房地产微利时代的到来,房企越来越重视项目实施阶段成本控制的方法和技巧,文章结合苏州悦珑湾项目各实施阶段存在的成本管控问题进行剖析,发现设计人员综合素质考核、动态成本测算等因素具有显著影响,进而基于精益建造视角从具体项目层面提出了严格图纸会审质量把控、加强目标成本测算及基于PDCA思想的动态管控等成本管控的方法和策略,旨在为在“三道红线”背景下工程项目精细化成本管控提供借鉴。
With the advent of the era of low profit in real estate,real estate enterprises pay more and more attention to the methods and skills of cost control in the project implementation stage.This paper analyzes the cost control problems existing in each implementation stage of Suzhou Yuelong Bay project,Finding comprehensive quality assessment of designers and dynamic cost calculation have a significant impact.Then,In the perspective of lean construction,this paper puts forward the methods and Strategies of cost control,such as strict quality control of drawing joint review,strengthening target cost calculation and dynamic control based on PDCA,The purpose is to provide reference for fine cost control of engineering projects under the background of"three red lines".
