摘要
近年来,受到国家对房地产行业的调控政策影响,许多房地产企业向轻资产运营转型。本文以保利地产的轻资产运营模式为例,通过因子分析法构建财务风险评价模型,对该公司2011—2020年的财务风险进行分析,分析结果得出轻资产运营有助于提升抵御财务风险的能力。本文的研究旨在通过保利地产的案例为其他房地产企业的转型发展提供借鉴经验。
In recent years,under the influence of the state's control policy on the real estate industry,many real estate enterprises have transformed to light asset operation.Taking the asset-light operation model of Poly Real Estate as an example,this paper constructs a financial risk evaluation model through factor analysis,and analyzes the company's financial risks from 2011 to 2020.The analysis results show that asset-light operation can help improve the ability to resist financial risks.ability.The research of this paper aims to provide reference experience for the transformation and development of other real estate enterprises through the case of Poly Real Estate.
