基于新数据的城市住宅地价空间分异及影响因素研究——以郑州市为例 被引量:2

摘要 文章以郑州市主城区为例,基于2015—2019年住宅用地出让数据和兴趣点数据(POI),构建反距离加权插值模型剖析城市内部住宅地价空间分异格局,并进一步运用地理加权回归模型从区位、邻里、个别层面探讨城市住宅地价空间分异的成因。研究表明:(1)环绕中央商务区和经开区两高值中心,郑州市形成东部高于中西部且以中央商务区为核心向外围圈层式递减的住宅地价空间分异特征;(2)各解释变量的影响程度排序为容积率>大学>办公楼>地铁站点>公路>小学和中学>地理中心>中央商务区>三甲医院>宗地面积;(3)受城市公共产品空间配置失衡影响,各因素对住宅地价的影响具有空间分异性。据此建议,政府应继续推进公共产品供给均等化,缩小区域间公共产品的差距,从而缓解优势地区住宅地价上涨压力。 Based on residential land price and point of interest data in Zhengzhou from 2015 to 2019,this paper constructs an inverse distance weighted interpolation model(IDW) to analyze the spatial heterogeneity pattern of urban residential land price.Furthermore,this paper explores the causes of the spatial heterogeneity of urban residential land price with location factors,neighborhood factors and individual factors by using the geographical weighted regression model(GWR).The results show that:(1) Surrounding the two centers of the CBD and economic development zone,Zhengzhou has formed a structure of diminishing outward encirclement with the CBD as the core,and the residential land price of eastern part is higher than the central part and western part.(2) In the GWR model,the order of the factor on residential land price from high to low is floor area ratio,university,office building,subway station,road,primary school and middle school,geographic center,CBD,hospital and land area.(3) The influence of various factors on residential land price has spatial heterogeneity,which is related to the imbalance of spatial allocation of urban public products.Therefore,in order to reduce the pressure of land price rising in advantageous regions,the government should continue to promote the equalization of public services in urban area and narrow the gap of public goods between regions.
