共有产权住房全装修质量预控研究

Study on Quality Control of Complete Decoration of Shared Property Housing

共有产权房作为政府保障性住房,以全装修标准交付业主,并且高标准控制其建设标准和工程质量。尽管开发商对共有产权房全装修开展全面质量管理,但是质量问题仍层出不穷,业主投诉呈上升趋势,不但损害了业主的合法权益,也影响了开发商的社会形象。论文通过统计某共有产权房项目验收阶段产品缺陷数量和类型,运用ABC分类法,以检查父项为分析对象,从产品缺陷类型出发,对产品缺陷分类排队,编制《产品缺陷排查表》,通过工作分解结构法,在装修施工阶段将产品缺陷排查工作分配到专业工程师的日常活动中,为提升共有产权房全装修质量提供理论依据。

As government indemnificatory housing,the shared property housing rights are delivered to the owners in accordance with the standard of complete decoration,and the construction standard and production quality are controlled to high standards. Although property developers carry out the total quality management to the complete decoration of these houses,there are still a lot of quality problems,and the owners’ complaints are on the rise,which not only damages the legitimate rights and interests of owners,but also affects the social image of property developers. Based on the statistics of the quantity and types of defects of decoration quality in the acceptance stage of a shared property housing project,this paper adopts the ABC classification method,takes the inspection parent item as the analysis object,starts from the type of defects of decoration quality,classifies the defects of decoration quality,and compels the Defects of Decoration Quality Checking Table. The work breakdown structure method is adopted to assign the defects of decoration quality inspection work to the daily activities of professional engineers in the decoration and construction stage. Moreover,this paper also provides a theoretical basis and practical guidance for the complete decoration quality of the shared property housing.
