摘要
中国房地产市场自住房改革以来高速发展,极大地推动了中国的经济增长,不断飞涨的房价也逐渐成了研究的焦点。江苏作为经济大省,研究其房价影响因素能为其他城市发展提供参考。首先对江苏省房价现状进行分析,接着通过人口、社会、经济三个角度,建立多元回归模型,发现了各影响因素与房价之间的关系。研究结果发现:人口增长率、人均生产总值、土地成交价款都会影响房价,其中人均生产总值影响程度最大。
China's real estate market has developed rapidly since the housing reform,which has greatly promoted China's economic growth,and the soaring house prices have gradually become the focus of research.As a major economic province,studying the influencing factors of house prices in Jiangsu can provide reference for the development of other cities.Firstly,this paper analyzes the current situation of house prices in Jiangsu province,then establishes a multiple regression model from the perspectives of population,society and economy,and finds the relationship between various influencing factors and house prices.The results show that population growth rate,PGDP and land transaction price will affect house prices,among which PGDP has the greatest impact.
