摘要
基于海南省主要城市的房地产行业发展,利用因子分析对其商品住宅价格的影响因素做定性与定量分析。结合SPSS软件并通过建立多元回归模型实现商品住宅房价与其主要因素之间的线性关系,然后再基于所得到的指标体系与数据,构建灰色预测与TSA-BP相结合的组合预测模型,并结合海南省出台的限购政策,验证组合预测模型两者之间的算法精度。结果表明,构建的TSA-BP模型具有显著的预测效果,且可以得到很好的应用推广。
Based on the main cities in Hainan Province,qualitative analysis and quantitative analysis on the influencing factors of commercial housing prices were conducted by using factor analysis methods.A multiple regression model was established with SPSS software to achieve the linear relationship between the housing prices and the main factors.Based on the obtained index system and data,a forecasting model of combination of gray forecasting and TSA-BP was constructed.According to the purchase restriction policy in Hainan Province,the algorithm accuracy of the prediction model was verified.The results show that the TSA-BP model has a high forecasting accuracy and good forecast effect,and it can get very good application.
