摘要
随着国家房地产政策收紧,建筑土地供给端减少,加之七八十年代老房子“日趋老化”,此背景下,“美丽街区”改造项目,作为城市改造建设的一部分,是未来新城市建设的新趋势。笔者结合2019-2021年上海青浦五个“美丽街区”项目操盘经历,对如何做好“美丽街区”改造项目进行复盘总结,针对“美丽街区”改造中建筑设计中存在的问题难点进行分析,提出了相应解决策略,研究成果可为相关应用与研究提供参考。
With the tightening of the national real estate policy,the supply side of construction land is reduced,and the old houses in the 1970s and 1980s are"aging".Under this background,the"beautiful neighborhood"renovation project,as part of the urban renovation and construction,is a new city in the future.New trends in construction.Based on the experience of five"beautiful neighborhoods"projects in Qingpu,Shanghai from 2019 to 2021,the author makes a review and summary of how to do a good job in the"beautiful neighborhoods"renovation project,and analyzes the problems and difficulties in architectural design in the renovation of"beautiful neighborhoods",put forward corresponding solutions,and the research results can provide reference for related applications and research.
