摘要
基于国家生态文明和绿色发展的要求,江苏省率先探索了一条创新而科学的绿色发展道路,绿色建筑标识项目建筑面积累计达3.33亿m 2,数量和规模位列全国第一,但运行标识项目只占4.23%,设计标识项目占95.77%,产生了巨大差异。通过对江苏省两个获得设计标识的绿色建筑的各种绿色技术、设施、产品进行了运行效果评价,分析得出了运营管理过程中除了资源节约,即节能、节材、节水、节地是重要的评价因素,生活便利、健康舒适、环境宜居也是运行标识评价的重要指标。为了推进绿色建筑运行标识申报,在此基础上提出了提高运行标识的对策方法,包括绿色建筑的前期优化设计、政策制度的制定、物业运营管理、绿色建筑用户管理等策略。以达到坚持以人为本,建成安全耐久、健康舒适、生活便利、资源节约、环境宜居的绿色建筑,实现绿色建筑节约能源、保护环境、与自然和谐共生的目标。
Based on the requirements of national ecological civilization and green development,Jiangsu province takes the lead in exploring an innovative and scientific green development path.The total construction area of green building identification project is 333 million square meters,and the number and scale ranks first in China.However,only 4.23%of the operation logo projects and 95.77%of the design logo projects are involved,which has a huge difference.Through the evaluation of the operation effect of various green technologies,facilities and products of two green buildings with design logo in Jiangsu Province,this paper concludes that in addition to resource conservation,namely,energy saving,material saving,water saving and land saving are important evaluation factors in the operation and management process,and the living convenience,health and comfort,and livable environment are also the important indicators of operation identification evaluation.In order to promote the application of green building operation identification,this paper puts forward the countermeasures to improve the operation identification,including the preliminary optimization design of green buildings,the formulation of policy and systems,property operation management,green building user management and other strategies.The people-oriented principle should be adhered;safe and durable,healthy and comfortable,convenient life,resource saving and livable environment green buildings are built to achieve the goal of energy conservation,environmental protection,and harmonious coexistence with nature.
