面向运维的商业建筑节能设计思考

Energy-saving Design of Commercial Buildings Facing Operation and Maintenance

近年来,随着我国社会经济发展,各地大型商业建筑的数量越来越多,在碳达峰、碳中和的背景下,人们对大型商业建筑的节能设计也提出了更高的要求。商业项目机电系统节能的效果需要在后期运维过程中体现,然而,很多商业项目的节能设计仍普遍存在与运维脱节的问题。只有在设计过程中树立“面向运维”的节能设计理念,落实好相关设计内容,才能为节能运行奠定良好的基础。从设计与运维脱节的问题出发,提出了商业项目面向运维节能的“以人为本”、全生命周期经济性、全工况适用性、系统性等设计原则;结合笔者对商业项目的设计管理经验与思考,提出了围绕节能设计目标,明确节能设计重点,抓好重点设计内容的落实,不断总结提高的面向运维节能设计策略。

In recent years, with the development of economy, there are more and more large-scale commercial buildings in China. Under the background of peaking carbon dioxide emissions and carbon neutrality, people also put forward higher requirements for the energy-saving design of large-scale commercial buildings. The effect of energy saving of mechanical and electrical system in commercial buildings should be reflected in the operation and maintenance process. However, it is a common issue that energy-saving design of commercial building does not meet the realistic demand. The design of energy saving should be centered around considerations including “people-oriented”, whole life cycle economy, whole working condition applicability and systemic, etc. Combined with the author’s experience and thinking on the design and management of commercial projects, this paper puts forward the design strategy of energy saving around the goal of energy saving design, defines the key points of energy saving design, grasps the implementation of key design contents, and continuously summarizes and improves the energy saving design strategy for operation and maintenance.
