北京市住宅价格时空分异特征及影响因素--基于地理探测器模型的研究

摘要 基于北京市六环内2012—2020年二手房住宅价格的空间数据,运用空间插值分析、空间趋势面分析及探索性空间数据分析(ESDA)对北京市住宅价格的空间分布特征进行模拟和研究,运用地理探测器模型探索北京市住宅价格分异的影响机制。结果显示:2012年以来,北京市住宅价格整体呈上涨趋势,各环线分层明显,住宅价格时间演变存在明显的阶段性特征;空间上表现出由市中心向外围递减、呈不规则多中心的圈层分布格局;住宅价格存在显著的正空间关联特征,高高集聚区以四环内为主;影响因素显示区位特征对住宅价格的影响程度最大,邻里特征次之,建筑特征最后。 Based on the price data of second-hand houses within Beijing’s Sixth Ring Road from 2012 to 2020,using spatial interpolation analysis,spatial trend analysis and exploratory spatial data analysis(ESDA)to simulate and analyze the spatial distribution characteristics of Beijing’s housing prices,and use the geo-detector model to explore the impact mechanism of Beijing residential price differentiation.The results show that since 2012,residential prices in Beijing have been on the rise as a whole,with distinct stratification in each ring districts,and obvious phased characteristics in the temporal evolution of residential prices;spatially it shows a decreasing trend from the city center to the periphery,showing an irregular multi-centered pattern.The distribution pattern of the circle layer;the housing price has obvious positive spatial correlation characteristics,and the high-high concentration area is mainly within the Fourth Ring Road.The influencing factors show:location characteristics have the greatest influence on residential prices,neighborhood characteristics second,and architectural characteristics last.
