摘要
当前我国老旧住区品质提升的决策模式有向体系化、精细化、多元化发展的需求。文章从对日本住宅建设中的公-共-私理论及层级方法的研究出发,结合我国老旧住区决策体系现状,搭建公-共-私层级方法的本土化模型。通过实地调研北京、大连等多处老旧住区,探索该模型在我国应用场景下的科学适用性。公-共-私层级方法本土化模型的建立,可为我国住区品质提升的决策体系优化与市场化发展提供理论支持。
At present,the decision-making mode of improving the quality of old residential areas in China needs to be systematized,refined and diversified.Based on the research of T-S-I theory and the level method in Japan’s housing construction and the current situation of decision-making system in old residential areas in China,this paper builds a localized model of T-S-I level method.Through investigations in Beijing and Dalian,this paper explores the scientific applicability of this model in China’s application scenarios.The building of the localization model of T-S-I level method can provide theoretical support for the optimization of decision-making system and market-oriented development of residential quality improvement in China.
