“轨道+物业”轨道交通枢纽综合开发模式研究——以广州市为例 被引量:3

摘要 广州市是高质量建设综合交通枢纽的示范城市,重点推进铁路客运枢纽及城市轨道线网建设,正面临投资规模大、轨道交通与沿线土地资源之间缺乏高效衔接等问题。因此,如何整合公交导向型发展(TOD)资源优势,发挥轨道交通线网对城市空间的引领作用,重点挖掘轨道站点周边用地开发潜力,快速回笼轨道建设投资,成为重点研究方向。本研究通过梳理和总结广州市轨道交通开发建设在政策保障、方案编制、土地供应、投融资模式等方面的实践经验,探索以“轨道+物业”为核心的轨道交通枢纽综合开发实施路径。 Guangzhou is a high-quality demonstration city of comprehensive transportation hubs,focuses on the construction of railway passenger transport hubs and urban rail network.It faces many problems,such as large investment scale,lack of efficient connection between rail transit and land resources along the line,and so on.Therefore,how to integrate TOD Resource advantages,to give full play to the leading role of rail transit network in urban space,to focus on excavating the development potential of the surrounding land of rail stations,and to quickly recycle rail construction investment has become a key research direction.This paper combs and summarizes the practical experience of Guangzhou rail transit development and construction in policy guarantee,scheme preparation,land supply,investment and financing mode,and explores the implementation path for the comprehensive development of rail transit hub with“rail+property”as the core.
