基于POI大数据的珠海二手房价格空间分布与影响因素实证研究

摘要 城市住宅价格影响因素繁多且复杂,同一城市内部的二手房价格也存在明显的空间异质性.本研究以住宅POI数据为研究对象,通过探索空间区位要素的分布特征与珠海二手房价格的相关性,分析其影响因素及空间驱动机制.结果表明:珠海二手房价格的整体趋势表现为由主城区向新城、中心镇的渐进式、集约组团型空间结构,空间上呈现出自西向东逐渐升高、从北到南略有下降的趋势特征.珠海二手房价格与公共基础服务设施、交通设施、教育资源、生活服务等因子呈现显著正相关,生活便利性和优质的教育资源对房价具有较强的影响. The influencing factors of urban housing price are various and complex,and the second-hand housing price in the same city also has obvious spatial heterogeneity.This study takes the residential POI data as the research object,and analyzes its influence factors and spatial driving mechanism by exploring the correlation between the distribution characteristics of spatial location factors and the price of second-hand houses in Zhuhai.The results show that the overall trend of second-hand housing prices in Zhuhai is a gradual and intensive group spatial structure from the main urban area to the new town and the central town,which is characterized by a gradual increase from west to east and a slight decrease from north to south.There is a significant positive correlation between the price of second-hand housing in Zhuhai and factors such as public infrastructure services,transportation facilities,educational resources and life services.The convenience of life and high-quality educational resources have a strong impact on the house price.
