摘要
市政工程PPP项目已进入存量阶段,公募REITs的应用对完善PPP项目的退出机制,提高资金使用效率具有重要意义。结合我国近年来对REITs模式的探索,以首创水务REITs项目为例,分析公募REITs在市政工程PPP项目中的应用模式及存在的风险,认为公募REITs对今后市政工程PPP项目的规范发展会产生积极影响。
Municipal Engineering PPP projects have entered the stock stage.The application of Public offering Real Estate Investment Trusts(REITs)is of great significance to improve the withdrawal mechanism of PPP projects and improve the efficiency of fund use.Combined with the exploration of REITs mode in China in recent years,taking the CAPITAL water REITs project as an example,this paper analyzes the application mode and existing risks of public REITs in municipal engineering PPP projects,and believes that public REITs will have a positive impact on the standardized development of municipal engineering PPP projects in the future.
