摘要
本文以合肥市瑶海区2018年改造过的银屏花园、教师新村B区、金环苑三个小区为研究对象,通过问卷、文献与实地调研的方法建立合肥市老旧小区微更新使用后评价体系,主要采用层次分析法对问卷收集的重要性与满意度数据进行整理,得到三个小区33项评价因子的权重值和居民满意度。最后使用SPSS软件中的象限图对评价因子的权重与满意度进行综合分析,发现导致各小区满意度评分降低的原因,有针对性地提出短期与中长期改造建议,为老旧小区的持续更新提供参考。
This paper takes three communities which were reconstructed in 2018,namely Yinping Garden,Teachers’ New Village area B,and Jinhuanyuan in Yaohai District of Hefei City as the research objects,carries out questionnaires,literature review and field investigations,and establishes a post occupancy evaluation system for micro renewal of old communities in Hefei City.The importance and satisfaction data collected in the questionnaire are sorted out by using analytic hierarchy process,and the weight values of 33 evaluation factors and residents’ satisfaction of the three communities are obtained.Finally,the quadrant diagram in SPSS software is used to comprehensively analyze the weight and satisfaction of the evaluation factors,so as to find out the reasons leading to the decrease of satisfaction score of each community,and put forward targeted suggestions for short-term,medium-term and long-term reconstruction,which could provide reference for the continuous renewal of old communities.
