摘要
建设北京城市副中心是调整优化北京城市空间格局,疏解中心区过多功能,治理“大城市病”,拓展城市新空间,推动京津冀协同发展的一项重大举措。新的举措伴随着新的业主管理理念——限额施工,如何在收入固定、确保精品工程的前提下合理控制项目支出,有效管控施工成本,达到项目利益最大化。在建筑环境大幅调整的今天,为企业迎发展创未来,优化成本控制是工程项目成长的必然转折点。本文以城市副中心C08工程项目为研究对象,结合项目动态策划、现代化成本控制手段,提出成本控制的有效举措,北京为后续建筑工程施工成本控制提供参考。
The construction of urban sub center is a major measure to adjust and optimize Beijing’s urban spatial pattern,ease the excessive functions of the central area,control the "metropolis disease",expand new urban space and promote the coordinated development among Beijing,Tianjin and Hebei.The new measures are accompanied by a new owner management concept-quota construction,which focuses on how to reasonably control the project expenditure,effectively control the construction cost and maximize the project benefits on the premise of fixed income and high construction quality of project engineering.Today,with the significant adjustment of the construction environment,optimizing cost control is an inevitable turning point for the growth of engineering projects to create the future for the enterprise development.This paper takes the C08 project of urban sub center as the research object,combines with the project dynamic planning and modern cost control means,puts forward effective measures of cost control,so as to provide reference for the cost control of subsequent construction projects.
