摘要
随着房地产公司持有型商业地产和带自持的综合类地产项目的逐渐增多,房地产公司项目开发运营中关于资产管理的重要性越发凸显,“投、融、管、退”的全生命周期项目管理也需要更精细化的管理考核指标。尤其是近期房地产公司试点进行的项目经济责任考核方案中,关于持有资产的估值方法引起大家讨论,因此,结合房产房地产公司项目特点,专门总结整理了目前房地产行业在投资方面的主流理念和指标概念,以供相关决策时参考。
With the gradual increase of commercial real estate and self-supporting comprehensive real estate projects held by real estate companies,the importance of asset management in the project development and operation of real estate companies is becoming more and more prominent.The whole life cycle project management of"investment,financing,management and retreat"also needs more refined management assessment indicators.Especially in the recent project economic responsibility assessment scheme piloted by real estate companies,the valuation method of held assets has aroused discussion.Therefore,combined with the project characteristics of real estate companies,this paper summarizes and sorts out the mainstream ideas and index concepts in the current real estate industry in terms of investment,so as to provide reference for relevant decision-making.
