深圳城市密度时空特征演变及影响因子研究

A Study on the Spatial and Temporal Evolution of Urban Density and Its Correlation with Influencing Factors,Shenzhen

随着存量时代的到来,我国城市的非常规快速发展对规划决策提出了更高的要求,合理管控城市密度一直是规划决策的重要技术环节。深圳在改革开放后的大规模建设,导致空间资源(尤其是在原特区内)存量紧张、建设用地利用效率低下等情况出现,因此对城市密度进行研究,已成为深圳高集约、高质量建设发展的重要前提条件。文章以深圳原特区为研究范围,从宏观层面系统梳理了城市密度管控政策的发展历程,对城市密度的量化指标进行动态研究,分析各类型用地在1999~2020年的时空演变趋势;以服务、交通、环境3个基础因子为变量与城市密度的量化指标进行相关性分析,为城市密度管理实践提供技术参考。

China’s unusual and rapid urban development has put high requirements on urban planning decision making in the era of urban redevelopment.Urban density has been a crucial issue in urban planning decision making.In the early years since the reform and opening up,Shenzhen carried out large-scale and expansive urban construction,which has resulted in space shortage and low efficiency of land use.A study on the rational urban density has become a prerequisite for the high-density and highquality urban development of Shenzhen in the future.With the former special economic zone of Shenzhen as the study area,the paper studies the evolution of urban density parameters based on policies at different periods,analyzes the spatial and temporal evolution of different land uses from 1999 to 2020,studies the correlation of urban density and service,transportation,environment with quantitative indicators,and provides a reference for the management of urban density.
