南宁市住宅价格空间分异及其影响因素研究

摘要 住宅价格空间分异是当前城市发展的重要议题,也是关系到我国城镇化发展和城市规划建设的重要问题。系统分析了南宁市主城区住宅价格的空间分异特征,通过空间分异理论和空间分位数回归模型探索了住宅价格空间格局,并运用特征价格模型探析了住宅价格影响因素显著性。结果发现:①南宁市住宅价格分布格局显著,呈现为“两主多副”的住宅价格分布格局;②南宁市住宅价格空间分异显著,呈现居山临水特征,圈层分布差异明显;③南宁市住宅价格各影响因素作用效应表现各异,区位和交通因素作用效应最为显著。 Spatial differentiation of residential prices is an important issue in current urban development,and it is also an important issue related to China's urbanization development and urban planning and construction.In this paper,the spatial differentiation characteristics of residential prices in the main urban area of Nanning City are deeply analyzed,the spatial pattern of residential prices is explored through spatial differentiation theory and spatial quantile regression model,and the characteristic price model is used to analyze the significance of residential price influencing factors.The study found that:①The distribution pattern of residential prices in Nanning is remarkable,showing a residential price distribution pattern of"two main and multiple pairs".②The price space of residential buildings in Nanning is significantly different,showing the characteristics of living in mountains and water,and the distribution of circles and layers is obvious.③The effects of various influencing factors on residential prices in Nanning are different,and the effects of location and traffic factors are the most significant.
