摘要
在区域协调发展和新型城镇化进程中,需重点关注新发展格局下亟待解决的房地产市场平稳发展问题。基于陕西省房价与居民人均可支配收入相关数据,采用VAR模型的实证分析结果表明,房价与居民收入之间存在双向的正影响,即房价变化会促进居民收入变化,而居民收入的提升也会在一定程度上导致房价攀升。此外,结合量化分析提出了相关政策建议。
In the process of regional coordinated development and new urbanization, we should focus on the steady development of the real estate market under the new development pattern. Based on the relevant data of house prices and per capita disposable income of residents in Shaanxi Province, the empirical analysis results using VAR model show that there is a two-way positive impact between house prices and residents’ income, that is, the change of house prices will promote the change of residents’ income, and the increase of residents’ income will also lead to the rise of house prices to a certain extent. In addition, combined with quantitative analysis, the paper puts forward relevant policy recommendations.
