摘要 GIS与BIM集成应用为房地产项目运维管理提供了新的方法和手段。GIS侧重于整体的数据管理、空间查询和空间分析,而BIM主要是对单体建筑进行精细表达和数据集成。将二者结合,可实现模型数据与宏观场景数据相结合。本文通过分析GIS及BIM技术的特点,从数据、模型方面探讨技术集成所面临的难点,研究各类数据格式转换方式,在业务和技术层面对模型进行优化处理,并结合IoT技术,研发智慧运维平台,对房地产项目运维管理智慧化升级进行技术验证。 The integrated application of GIS and BIM provides a new method and means for the operation and maintenance management of real estate projects.GIS focuses on the overall data management,spatial query and spatial analysis,while BIM mainly focuses on the fine expression and data integration of individual buildings.Combining the two can realize the combination of model data and macroscopic scene data.The paper analyzed the characteristics of GIS and BIM technologies,discussed the difficulties faced by technical integration in terms of data and models,studied the conversion methods of various data formats,optimized the processing of models at the business and technical levels,and combined IoT technology to develop a smart operation and maintenance platform.The operation and maintenance platform conducts technical verification on the intelligent upgrade of the operation and maintenance management of real estate projects.
