新建租赁住宅设计路径研究--以闸殷路项目为例

Research on the Design Path of Newly-built Rental Housing:Taking Zhayin Road Project as an Example

租赁住房发展是健全和完善城市住房供应体系的重要内容之一,文章对新建租赁住宅设计路径及其应用进行了研究。首先分析了新建租赁住宅特征;然后结合以往研究和实践经验,提出了新建租赁住宅设计路径,根据交通条件、配套设施、市场等方面的调研情况对租赁住宅进行定位,在此基础上提出了整体-单体-各功能空间的分层次设计方法,并总结了各层设计的影响因素;最后,结合闸殷路项目案例对提出的设计路径进行了应用,为相关设计工作提供一定支持。

The development of rental housing is one of the important aspects of perfecting the urban housing supply system.The design path and application of new rental housing is studied.Firstly,the characteristics of newly-built rental housing are analyzed.Secondly,combined with previous research and practical experience,the design path of newly-built rental housing is proposed.The rental housing orientation is analyzed according to the investigation of traffic conditions,supporting facilities and housing rental market.On this basis,a hierarchical design method is proposed,including overall design,single building design and functional spaces design.The influencing factors of each design are also summarized.Finally,the proposed design path is applied to the case of Zhayin Road Project,which provides some support for relevant design work.
