旧厂房再利用的原则与方法研究--以南京市秦淮区档案馆为例

Research on the Principles and Methods of Reusing Old Factory Buildings:A Case Study of Qinhuai District Archives in Nanjing

城市发展造成旧工业建筑的空置和遗弃,近年众多旧工业建筑通过改造得以再利用,但总质量良莠不齐。2017年南京市秦淮区政府对位于老城南的一批老厂房进行改造再利用。文章通过研究其中南京第一棉纺厂旧厂房的改造实践,试图整理出一种针对此类厂房改造与再利用的模式,包括设计原则及其对应的改造方法。改造设计主要关乎于功能的合理性、结构的安全性、建设的经济性、环境的适应性以及建筑的生态性。在针对不同改造项目时,以上几方面的侧重点有所不同。

Urban development has caused the vacancy and abandonment of old factory buildings.In recent years,many old industrial buildings have been re-used through renovation,while the quality is uneven.In 2017,the Qinhuai District Government of Nanjing renovated and reused a number of old factories located in the south of the old city.This paper tries to sort out a model for the transformation and reuse of this type of plant,including design principles and corresponding transformation methods,through the practice of reforming the old plant of Nanjing No.1 Cotton Mill.The renovation design is mainly related to the rationality of the function,the safety of the structure,the economy of construction,the adaptability of the environment and the ecology of the building.For different renovation projects,the focus of the above aspects is different.
