某既有高层钢筋混凝土建筑的改造鉴定

摘要 既有建筑的改造鉴定是保障安全的必要手段。本文论述了某既有高层钢筋混凝土建筑改造鉴定中的后续使用年限确定、现场调查与检测、安全性鉴定、抗震鉴定等若干问题,认为:改造鉴定前,委托方宜首先确定初步改造方案,并在考虑后续使用功能的基础上进行改造可行性鉴定;抗震鉴定应首先确定后续使用年限,不同的后续使用年限其抗震鉴定的方法、内容不一样,其中对于层数超过十层的A类建筑,除依据A类建筑的规定进行抗震措施鉴定外,宜参考B类建筑进行抗震承载力鉴定;鉴于早期设计规范对耐久性的规定存在一定的欠缺,既有建筑鉴定时应留意结构构件的耐久性隐患。 Retrofitting appraisal of existing buildings is a necessary means to ensure safety. This paper discusses several problems in the retrofitting appraisal of an existing high-rise reinforced concrete building,such as determination of subsequent service life,field investigation and inspection,safety appraisal,seismic appraisal and so on. It is considered that before the retrofitting appraisal,the client should first determine the preliminary retrofitting plan and carry out the retrofitting feasibility appraisal on the basis of considering the subsequent usage functions. The continuing seismic service life shall be determined first for seismic appraisal. The methods and contents of seismic appraisal are not same for different continuing seismic service life. For class A buildings with more than ten floors,in addition to the appraisal of seismic measures according to the provisions of buildings of class A,it is advisable to refer to buildings of class B for seismic bearing capacity appraisal. In view of the certain lack of durability provisions in the design standard of early age,attention should be paid to the risks of durability of structural members in the appraisal of existing buildings.
