浅析房地产企业计划运营管理体系的构建、实施与改进——以海峡收藏品交易中心A1地块工程为例

CONSTRUCTION, IMPLEMENTATION AND IMPROVEMENT OF PLANNING OPERATION MANAGEMENT SYSTEM FOR A REAL ESTATE ENTERPRISE——TAKING THE A1 BLOCK PROJECT OF THE STRAIT COLLECTION TRADING CENTRE AS AN EXAMPLE

随着房地产行业的迅速发展,计划运营管理体系在房地产企业的应用越来越广泛和深入。厦门兆翔瀚藏置业有限公司(以下简称公司)在2013年开始构建计划运营管理体系并不断优化完善,运行至今成效显著。通过充分学习行业计划运营管理体系内涵和构建法,结合公司自身项目特点及管理现状,本文搭建出一套适用于企业发展要求的计划运营管理体系,并加以实施推广。然而体系运行多年,仍存在一些问题和不足,亟待再次优化升级。本文以海峡收藏品交易中心A1地块工程为例,深入剖析该体系在具体项目上的应用及成效,提出了构建大运营管理体系+数字化升级的改进和提升方向。

With the rapid development of the real estate industry, the application of planning operation management system in real estate enterprises is more and more widely and deeply. Xiamen Zhaoxiang Hancang Property Co., Ltd.(hereinafter referred to as the company) began to build a planned operation management system in 2013 and continuously optimized and improved it, which has achieved remarkable results. By fully studying the connotation and construction method of industry planning operation management system, combined with the company’s own project characteristics and management status, this paper builds a set of planning operation management system suitable for enterprise development requirements, and carries out the promotion.However, after many years of operation,there are still some problems and shortcomings that need to be optimized and upgraded again.Taking the A1 block project of the straits collection trading Center as an example, this paper deeply analyzes the application and effectiveness of the system in specific projects. Therefore, this paper puts forward the improvement and promotion direction of building large operation management system + digital upgrading.
