摘要
二十年来中国房价呈现整体快速上涨与空间分化的特征。本文采用文献研究法,从供给与需求两端探讨房价运行的原理。发现土地供给、行政管制、公共品资本化与市场结构共同导致了供给价格弹性小而区域差异大的特征。而人口、收入、资产配置与需求的特殊性导致了需求价格弹性小、区域差异大的特征。转型条件下的房价主要由市场中的供给与需求共同决定,但供需两端的要素配置又深受政府行为的影响,这是大国空间发展不均衡的体现。
The housing price has shown the characteristics of overall repid rise and spatial differentiation.This paper adopts the literature research method.Finds land supply,administrative control,capitalization of public goods and market structure lead to small price elasticity of supply and large regional difference.Population,income,asset allocation and the special demand lead to small price elasticity of demand,and large regional differences.The housing prices under the transformation condition is mainly determined by the supply and demand together,but the allocation of factors at both ends of supply and demand is deeply influenced by government,which is reflection of the unbalanced development of big countries.
