摘要
新时代背景下,中国经济已由高速度增长阶段向高品质发展阶段转变,城市化发展水平的衡量标准不断细化。传统“造房子”式的房地产发展模式已无法匹配当下社会需求,如何进行“去房地产化”的社区建设,正确处理社区发展中城市与人的关系,成为当前亟须解决的问题。未来社区是浙江城市化高质量发展的新产品、新业态、新模式、新技术,也是浙江社区发展“去房地产化”的路径创新。本文以浙江省丽水灵山未来社区为例,提出了以资金平衡为核心,以全周期运营为目标,坚持物业自持和销售平衡的实现路径。
Under the background of the new era, China’s economy has shifted from a stage of high-speed growth to a stage of highquality development, and the standards for measuring the level of urbanization development are constantly being refined. The traditional “house-building” real estate development model can no longer match the current social needs. How to construct the “dereal estate” community and to correctly handle the relationship between cities and people in community development has become an urgent problem that needs to be solved. The creation of the future community model is a new product, new business format,new model, and new technology for the high-quality development of Zhejiang’s urbanization. It is also a path innovation for the development of “de-real estate” in Zhejiang’s community development. This paper takes the future community of Lingshan in Lishui, Zhejiang Province as an example, puts forward the realization path of taking capital balance as the core, full cycle operation as the goal, and persistence in property self-sustainment and sales balance.
