摘要 以京津冀城市群为研究区域,构建土地价格与土地储备成本空间引力模型。通过断裂点测算、土地质量计算、区域调节系数设置,研究土地储备资金利用效率,并验证城市土地储备资金利用效率与中心城市空间引力的耦合度。实证分析结果表明城市之间存在两两相互作用强度,其中北京市与各城市之间相互作用强度最高。断裂点较高的城市辐射范围较广,引导作用较强。通过圈层理论将研究区域划分为3个等级圈层分析可知,各圈层对下级圈层距离较近时,两城市之间空间引力大,距离越远,城市之间的相互引力越低;城市土地储备资金利用效率与中心城市空间引力的耦合度存在较强空间引力正相关性,可加快土地储备资金利用效率。 Taking the Beijing-Tianjin-Hebei urban agglomeration as the study area,we constructed a spatial gravity model of land price and land reserve cost,studied the utilization efficiency of land reserve fund,and verified the coupling degree between the utilization efficiency of urban land reserve fund and the spatial gravity of the central city by calculating the breaking point and the land quality,and setting the regional regula-tion coefficient.The empirical analysis results show that there are pair-to-pair interactions among cities,and the interaction intensity between Bei-jing and other cities is the highest.The cities with higher fracture point have wider radiation range and stronger guiding effect.Based on the cir-cle layer theory,the study area is divided into three levels of circle layer analysis.When each circle layer is closer to the subordinate layer,the spatial attraction between two cities is larger,and the farther the distance is,the lower the mutual attraction between cities.There is a strong spa-tial gravity positive correlation between the utilization efficiency of urban land reserve fund and the coupling degree of central urban space gravi-ty,which can accelerate the utilization efficiency of land reserve fund.
