地产公司土地投拓方向之我见

My opinion on the direction of land acquisition of real estate companies

摘要 目前房地产行业热度由胜转哀,在经历了前几年的地王频出现象,到去年下半年的土地市场冷淡表现。各个地产公司正在寻找一条属于自己的地块获取方向。造成这一现象的因素主要来自于财政部2020年颁布的地产金融的“三道红线”以及对房地产开发贷的收紧。为了稳地价、控房价,2021年国家自然资源部颁布了最新的供地政策,于2022年再次颁布修订版,加上财政部对房地产开发贷的放松,2022年第一季度的部分城市的土地市场开始回暖。在这种背景下,房地产公司该如何获取地块、通过什么方式获取地块是每个地产企业该深入思考的问题。 At present,the heat of the real estate industry has changed from hot to cold,experienced the highest price of the land in previous years,the land market changed to cold in second half of 2021.Each Real Estate company find someway to get some lands.The factors causing this phenomenon mainly from the“three red lines”of real estate finance promulgated by the Ministry of Finance in 2020 and the tightening of real estate development loans.In order to stabilize land price and control house price,the Ministry of natural resources issued the latest land supply policy in 2021,and the revised version was issued again in January 2022.Coupled with the relaxation of the Ministry of Finance on real estate development loans,the land market in some cities began to“get warm again after a cold spell”in the first quarter of 2022.In this context,how to get a land in land market and what way the real estate companies can used?Every real estate company must to think about these two questions.
