老旧厂房改造对周边房价的时空异质效应分析——基于特征价格模型与多期双重差分模型的检验 被引量:7

摘要 老旧厂房改造作为城市更新的重要类型,对于周边住房市场价格的影响有待进一步评估。以北京市朝阳区2015—2019年立项的老旧厂房改造项目及周边的住宅小区为研究对象,在特征价格模型基础上构建多期双重差分模型,探讨了老旧厂房改造对周边住宅小区房价影响的时空异质效应。研究发现:老旧厂房开工改造后,周边住宅房价提升了9.89%,改造基本完成之后,周边住宅房价提升了9.23%。老旧厂房改造的溢出效应在空间上呈现随距离扩大而逐渐衰减的趋势,改造对周边0—400米、0—800米和0—1200米不同半径范围内住房价格产生的推升作用分别为14.2%、9.23%和4.98%。 As an important type of urban renewal,the renovation of old factory buildings will have a further impact on the surrounding housing market prices.This paper takes the old factory building renovation project and the surrounding residential quarters that were established in Chaoyang District,Beijing from 2015 to 2019 as the research objects,builds a DID model on the basis of the hedonic price model,and explores the spatio-temporal heterogeneous effect of renovation of old factories on the surrounding residential quarters.The study found that,firstly,after the renovation of the old factory buildings started,the house prices in the surrounding area increased by 9.89%;after the basic completion,the house prices in the surrounding area increased by 9.23%.Second,the spatial spillover effect of the renovation of old factory buildings showed a trend of distance decay,with the renovation pushing up housing prices within different radii of 0-400 m,0-800 m and 0-1200 m by 14.2%,9.23% and 4.98%,respectively.
