摘要
以我国各省份住宅房地产市场数据为研究对象,研究房地产开发投资及其资金来源对住宅价格波动的影响.结果发现,我国住宅价格在2008年和2015年出现拐点,总体呈阶段性上涨趋势,房地产开发投资显著促进住宅价格上涨,且在东部和西部地区更为显著.进一步研究表明,房地产开发投资中的自筹资金部分显著促进住宅价格的上涨.因此,应规避和防范房地产泡沫风险,调控市场预期,以促进房地产市场的健康发展.
This paper took the residential real estate market of various provinces in China as the object,and studied the impact of real estate development investment and its funding sources on housing prices.The results showed that China’s housing prices appeared at an inflection point in 2008 and 2015 and generally showed a phased upward trend.The investment in real estate development significantly promoted the rise of house prices,especially in the eastern and western regions.Further research showed that the self financing part of real estate development investment had significantly promoted housing prices.Based on this,we should avoid and guard against the risk of real estate foam,regulate market expectations,and promote the healthy development of the real estate market.
