长租空间产品力的实践与思考

摘要 随着中国经济的持续壮大,城市群的不断发展与综合交通网络的便捷带动了人口迁移,因此住房租赁市场不断发展,并成为以人为本的新型城镇化构建的重要组成部分。长租公寓作为承载都市居民租住需求的空间产品,硬件产品力基础和软性实力是长租公寓产品力体系缺一不可的两项核心能力。本文介绍了中国长租房市场的发展情况,并以中海长租公寓为例,对长租空间产品力进行了深度解构,指出实现“投—融—管—退”资产管理通路闭环的重要性,为我国租赁住房开发运营机构提供借鉴经验。 With the sustainable development of China's economy,the increasing emergence of urban agglomeration and the convenience of comprehensive transportation network have caused the flow and aggregation of productivity factors,which leads to more interactive population migration and enables the rental housing industry to become an important part of the people-oriented new urbanization construction.As a a space product bearing the accommodation demand of urban residents,long-term rental apartments relies on both hardware facilities and software services which are the two key capabilities of rental housing industry.This article introduces the development of long-term rental housing market in China and takes UNILIVE as an example to illustrate the creative ability for facilities,and points out the key role of the close-loop of"investment-financing-management-withdrawal"in property management,which will provide reference for rental housing development and operation organizations in China.
