隔震建筑初始建造费用与震后修复费用估价方法研究与应用

Research and Application of the Evaluation Method of Initial Construction Cost and Post Earthquake Repair Cost of Isolated Buildings

隔震建筑经济性的研究,有利于隔震建筑的推广应用。本文针对隔震建筑的初始建造费用与震后修复费用,提出两种分别适用于两阶段的工程估价方法。扩大综合单价法,在确保一定精度下,可较为简便地对抗震结构与隔震结构的初始建筑费进行分析与对比。建筑地震破坏程度与层间位移相关联的概算指标法,避免建立复杂数学模型,可对震后修复费用进行估算。以某基础隔震办公楼为工程实例,进行分析与计算。本文提出的两阶段两方法能够便捷地估算抗震结构与隔震结构初始建造费用与震后修复费用,为隔震建筑的经济决策提供一种简便易行的工程估价方法。

The research on the economy of isolated buildings is conducive to the popularization and application of isolated buildings. Aiming at the initial construction cost and post earthquake repair cost of isolated buildings,this paper puts forward two engineering evaluation methods that are applicable to two stages respectively. The expanded comprehensive unit price method can easily analyze and compare the initial construction costs of seismic structures and isolated structures with a certain accuracy. The budgetary estimate index method,which is related to the degree of earthquake damage of buildings and the displacement between floors,avoids the establishment of complex mathematical models and can estimate the post earthquake repair cost. Taking a base isolated office building as an engineering example,the analysis and calculation are carried out. The two-stage and two-stage method proposed in this paper can easily estimate the initial construction cost and post earthquake repair cost of earthquake resistant and isolated structures,and provide a simple and easy engineering evaluation method for the economic decision-making of earthquake isolated buildings.
