摘要
基于地方化经济水平及城市化经济水平两个方面衡量城市群产业集聚程度,并运用空间杜宾模型比较分析京津冀、长三角、珠三角城市群产业集聚对城市房价影响的空间溢出效应。结果表明:城市群产业集聚对城市房价影响的空间溢出效应呈现显著的异质性特征。从地方化经济水平来看:京津冀、长三角城市群的城市制造业专业化集聚程度的提高会促使本地房价上涨,但相邻城市制造业专业化集聚程度提高会抑制本地房价上涨;珠三角城市群的城市及其相邻城市制造业专业化集聚程度提高均会促使本地房价上涨。从城市化经济水平来看:京津冀城市群的城市及其相邻城市产业集聚总量水平增加均会抑制本地房价上涨;长三角城市群的城市及其相邻城市产业集聚总量水平增加均会促使本地房价上涨;珠三角城市群的城市产业集聚总量水平增加会促使本地房价上涨,但相邻城市产业集聚总量水平增加会抑制本地房价上涨。
This paper deals with the degree of industrial agglomeration in urban agglomerations from two aspects:the level of localized economy and the level of urbanized economy,and uses the spatial Dubin model to compare and analyze the spatial spillover effects of industrial agglomeration in Beijing-Tianjin-Hebei,Yangtze River Delta,and Pearl River Delta on urban housing prices.The results show that the spatial spillover effect of industry agglomeration in urban agglomerations on urban housing prices presents significant heterogeneous characteristics.Specifically,from the perspective of localized economic levels,the increase in the degree of urban manufacturing specialization in the Beijing-Tianjin-Hebei and Yangtze River Delta urban agglomerations will promote the rise of local housing prices,but the increase in the degree of manufacturing specialization in neighboring cities will inhibit the rise of local housing prices;the increase in the degree of specialized agglomeration of manufacturing industries in the cities of the Pearl River Delta urban agglomeration and its neighboring cities will promote the rise of local housing prices.From the perspective of the economic level of urbanization,the increase in the total industrial agglomeration level of the cities in the Beijing-Tianjin-Hebei urban agglomeration and its neighboring cities will inhibit the increase in local housing prices;the increase in the total industrial agglomeration level of the cities in the Yangtze River Delta urban agglomeration and its neighboring cities will promote the rise of local housing prices;the increase in the total level of urban industrial agglomeration in the Pearl River Delta urban agglomeration will promote the rise of local housing prices,but the increase in the total level of industrial agglomeration in neighboring cities will inhibit the rise of local housing prices.
