房地产作为资产评估的重要评估对象,在评估市场中占有举足轻重的地位。其中住宅评估市场价值占比最大,因此该类房地产评估方法使用合理性及评估结论的可靠性尤为重要。本文以房地产市场评估法为基础,以提高市场法评估可靠性和科学性方面为目标引入模糊综合评价方法和优序图法,对房地产价值影响因素中的区域因素和实物因素进行综合评价,为指导和研究更科学、可靠的房地产评估方法和实践提供参考。

As an important evaluation object,real estate plays an important role in the evaluation market.Among them,residential evaluation market value accounts for the largest proportion,so the rationality of the use of this kind of real estate evaluation method and the reliability of evaluation conclusions are particularly important.Basing on the real estate market evaluation method and aiming at improve reliability and scientificity of the market evaluation method,this paper introduces the fuzzy comprehensive evaluation method and optimal sequence diagram method that make an comprehensive evaluation of the traditional factors and physical factors and provides reference for getting more scientific and reliable real estate valuation method research and practice。
