我国房价对城乡收入差距的影响研究——基于静态和动态空间面板数据杜宾模型

A Study on the Impact of Housing Prices on Urban-Rural Income Gap in China——Doberman Model based on Static and Dynamic Spatial Panel Data

摘要 基于2000—2019年31个省际空间面板数据,建立空间和时间双固定效应静态空间面板杜宾模型和动态空间面板杜宾模型,实证考察了房价、城市化、非农产业发展等对城乡收入差距的影响。研究结果表明:房价增加扩大了本地区城乡收入差距;城市化和非农产业发展不但缩小了本地区城乡收入差距而且产生了空间溢出性,缩小了相邻地区城乡收入差距;人力资本发展和人均收入提高也在一定程度上缩小了本地区的城乡收入差距。针对实证研究的结果,提出了打击炒房行为、支持城市化和非农产业发展等政策措施,以缩小城乡收入差距,促进城乡协调发展。 Based on 31 inter-provincial spatial panel data from 2000 to 2019.The static spatial panel Durbin model and the dynamic spatial panel Durbin model with double fixed effects of space and time are established to empirically examine the impact of housing prices,urbanization,and non-agricultural industry development on the urban-rural income gap.The research results show that:the increase in housing prices widens the urban-rural income gap in the region;urbanization and non-agricultural industry development not only narrow the urban-rural income gap in the region,but also produce spatial spillovers,narrowing the urban-rural income gap in adjacent regions.The development of human capital and the increase of per capita income have also narrowed the urban rural income gap in the region to a certain extent.According to the results of the empirical research,policy measures such as cracking down on real estate speculation,supporting urbanization and non-agricultural industry development are proposed to narrow the urban-rural income gap and promot.
