摘要
为了分析南京地铁4号线对沿线土地价值变化的影响,文章首先确定研究范围为地铁沿线5 km范围,按照500 m×500 m的标准将研究范围划分成若干个网格;其次,将网格内二手房交易价格的平均值作为网格的土地价值,对于“0”土地价值的失真网格,将周边“九宫格”范围内非“0”土地价值网格的平均值作为该网格的土地价值;最后,通过双重差分模型实证研究南京地铁4号线对沿线土地价值变化的影响。研究结果显示,交互项的系数为正值且有效,说明4号线的开通对沿线土地价值的提升起到正向推动作用。
To analyze the impact of Nanjing Metro Line 4 on the change of land value, firstly, the research area is determined as 5 km along the metro line and the area is divided into several grids by 500 m×500 m. Secondly, the average value of the second-hand house prices in the grid is taken as the land value of the grid. For the grid of “0” land value, the average value of the surrounding grids’ land value is considered as the real land value. Finally, the double difference model is used to study the impact of Nanjing Metro Line 4 on the change of land value. The results show that the coefficient of interaction term is positive and effective, indicating that Nanjing Metro Line 4 plays a positive role in promoting the improvement of land value along the line.
