Problems and Suggestions on Cost Management of Real Estate Construction Projects

经济社会的快速发展对房地产企业成本管理工作提出了更高的标准和要求,尤其是各种建筑材料价格不断攀升,人力成本不断增加的情况下,房地产项目成本管理的难度越来越大,在管理当中面临的压力越来越多,如何在房地产市场进入调整期以后做好房地产企业成本管理工作,是一个亟须解决的重要问题。文章根据现有研究资料,首先阐述了房地产企业成本管理的内涵及重要性,在此基础上分析了当前房地产企业在成本管理中存在的问题,认为主要集中在成本管理制度不健全等方面;然后站在房地产企业成本管理的角度,针对存在的问题提出了相应的改进建议,提出在成本管理中必须建立完善的成本管理制度、构建科学的成本管理机制等。通过此次研究,希望能够对房地产企业成本管理工作提供一些帮助和启示。

The rapid economic and social development has put forward higher standards and requirements for the cost management of real estate enterprises. In particular, with the rising prices of various building materials and the increasing labor costs, the cost management of real estate projects is becoming more and more difficult, and the pressure in management is increasing. How to do a good job in cost management of real estate enterprises after the real estate market enters the adjustment period is an important problem that needs to be solved urgently. Based on the existing research data, this paper first expounds the connotation and importance of the cost management in real estate enterprises. On this basis, it analyzes the problems existing in the cost management of real estate enterprises at present, and thinks that the problems mainly focus on the imperfect cost management system. Then, it put forward corresponding improvement suggestions for existing problems from the perspective of real estate enterprise cost management. It proposed that perfect cost management system and scientific cost management mechanism must be established in cost management. It is hoped that the research can provides some help and enlightenment for the cost management of real estate enterprises.
