南宁市新建商品房空置率研究

Study on Vacancy Rate of New Commercial Housing in Nanning

摘要 基于南宁市商品房销售公示平台的数据,以2019年5月31日前在平台公示出售的商品房为对象,定义上市2年尚未售出的商品房为空置,统计南宁市新建商品房的空置率并划分为5个等级,分析南宁市新建商品房空置率的特征和成因。结果表明:南宁市的总空置率为20.15%,超25%项目的空置率超20%;高空置率项目的分布呈现多个极值中心并向四周降低的集聚效应特点;商品房类型中,车位类空置率最高,商用类、其他类、办公类、住宅类依次递减,不同类型的高空置率集聚区有差异。最后从供需结构、城市空间结构的演变和商品房的规划设计等方面进行空置原因分析。 Based on the data of Nanning Commodity Housing Sales Publicity Platform,taking the projects that were publicly sold on the platform before May 31,2019 as the object,to define the commercial housing that has not been sold for 2 years as vacant,the vacancy rate of newly built commercial housing in Nanning is calculated,which is divided into 5 grades according to the vacancy rate,combined with ArcGIS to analyze the characteristics and causes of the vacancy rate of newly built commercial housing in Nanning,the results show that:(1)The total vacancy rate of Nanning at the time of study is 20.15%,and the vacancy rate of more than 40%of projects is more than 20%.The vacancy rates of garage parking spaces,commercial,others,offices and residential properties were 43.99%,30.17%,24.71%,19.72%and 5.89%,respectively;(2)The distribution of highaltitude vacancy rate projects showed the characteristics of multiple extremum centers decreasing in the surrounding areas;The reasons for the vacancy of new commercial housing in Nanning include the imbalance between supply and demand structure,the evolution of urban spatial structure,and the unreasonable planning and design of commercial housing projects.
