近年来,随着资产证券化市场的不断推进,我国REITs业务获得了长足发展,随着首批9只公募REITs的上市,我国REITs发展进入了新的阶段。从类REITs到公募REITs,我国经历了一个快速发展时期,并呈现出显著特征。REITs在发展过程中,存在着道德风险、逆向选择、利率风险及流动性风险等问题,需要正确地认识风险,并采取相应的措施以应对风险,维护我国REITs市场健康稳定的发展。

In recent years,with the continuous promotion of the asset securitization markets,China’s REITs business has made great progress.With the listing of the fi rst batch of nine public REITs,China’s REITs development has entered a new stage.From quasi-REITs to public REITs,China has experienced a period of rapid development,showing remarkable characteristics.In the development process of REITs,there are some problems,such as moral hazards,adverse selection,interest rate risks,and liquidity risks.It is necessary to correctly understand the risks and take countermeasures to deal with the risks to maintain the healthy and stable development of China’s REITs market.
