地铁站点地面空间及其物业理论研究的实践与发展

The Development and Practice on Ground Space and Property Theory Research of Metro Station

地铁站地面空间及其物业建设对于地铁站点与周边城市区域的协同高效发展至关重要,但大部分已建成站点的地面空间品质却滞后于城市建设对于精细化、高质量发展的需求。因此对地铁站地面空间及其物业近10年的研究成果进行梳理与分析,从研究趋势变化、研究热点主题等方面综合分析,归纳总结出站点出入口空间、站点步行空间、站点接驳空间、站点物业这四类主要的研究对象,并对每类研究对象的研究分支及其成果进行概述。结果表明:现有研究方法偏于定性主观,研究内容相对独立分散,研究视角以宏观为主。后继工作需要进一步聚焦于地铁站地面空间的科学问题定量化研究、规划设计全局化研究以及微型物业精细化研究,为地铁站地面空间环境建设提供更加科学化、系统化、专项化的研究参考。

The ground space of subway stations and their property construction are crucial to the coordinated and efficient development of subway stations and surrounding urban areas,but the quality of ground space of most completed stations lags behind the demand for refined and high-quality development of urban construction.Therefore,the research results of the subway station ground space and its property in the past 10 years are sorted out and analyzed,and the research branches as well as achievements of each type of research object are summarized from the aspects of research trend changes and research hot topics,and four main research objects of site entrance space,station walking space,station connection space,and station property are summarized.The results show that the existing research methods are qualitatively subjective,the research content is relatively independent and scattered,and the research perspective is mainly macroscopic.The follow-up work needs to further focus on the quantitative research on the scientific problems of the subway station ground space,the overall planning and design research and the micro-property refinement research,so as to provide a more scientific,systematic and specialized research reference for the construction of the subway station ground space environment.
