摘要
高层建筑中的高层住宅因涉及人员多,人为及潜在的火灾致灾因素具有多样性和不可控性,所以在使用中物业管理的难度较大,使得高层住宅小区一旦发生火灾事故,就容易遭受重大损失。针对此类问题,分析高层住宅小区在前期设计和施工方面,以及竣工后物业管理和日常维护方面存在的问题和火灾风险,相应地探讨高层住宅小区在项目立项、图纸设计、施工、竣工、物业管理和人防、物防、技防方面能够采取的降低火灾风险的措施,以便能够引起人们对高层住宅小区火灾防范的重视,减少事故的发生。
High-rise residential buildings are prone to suffer significant losses in the event of fire accidents because of the diversity and uncontrollability of human and potential fire-causing factors,and therefore the difficulty of property management in use.To address such problems,we analyze the problems and fire risks in the preliminary design and construction of high-rise residential communities,as well as in the property management and daily maintenance after completion,and accordingly discuss the measures that can be taken to reduce fire risks in high-rise residential communities in terms of project initiation,drawing design,construction,completion,property management and human,physical and technical prevention,so as to draw people's attention to fire prevention in high-rise residential communities and reduce accidents.
