摘要
随着建筑形式的多样化,传统房屋“幢”的概念也出现了新的变化,特别是大型连体建筑、城市综合体项目的出现,使关于“幢”的概念在房产测绘中与规划设计中出现差异。规划设计为多个楼号的建筑,在建筑设计图纸上无法划分明确的界限,导致房产测绘作业时不能按照规划楼号进行分幢、面积测算、共有建筑面积分摊计算。本文主要依据国家房产测量规范,从房屋测绘模型的设计、共有建筑面积的分摊关系的角度出发,对该问题进行探讨,提出解决问题的方法,建立有效的分摊模型。
With the diversification of architectural forms, the concept of “building” in traditional houses has also changed, especially the emergence of large connected buildings and urban complex projects, which makes the concept of “building” different from the planning and design in real estate surveying and mapping. The planning and design of a building with multiple building numbers cannot be clearly defined in the architectural design drawings, which leads to the failure of building division, area calculation and shared building area apportionment calculation according to the planning building numbers in the real estate surveying and mapping operation. Based on the national real estate survey standards, this paper discusses the problem from the perspective of the design of housing surveying and mapping model and the apportionment relationship of common building area, puts forward the methods to solve the problem, and establishes an effective apportionment model.
